Rodeo Drive still owns the postcards. Bvlgari is remodeling, Cartier just cut the ribbon on a three-story boutique, and the Frank Gehry-designed Louis Vuitton flagship is rising as a 45,000-square-foot statement piece for a World Cup summer. If you live here, none of that changes your Thursday night.
What has changed is the block a few streets east. Between the new restaurants landing on Canon Drive, the city's Thursday concerts at Beverly Cañon Gardens, and Sunday mornings at the Civic Center market, the practical center of a resident's summer week has slid off the tourist axis. This is a field guide to using it before Labor Day.
The Cañon Drive tell
The clearest signal is where the operators are placing their bets. Bad Roman took over the old Palm space on Canon Drive in 2026 with its red-sauce theatrics from New York. Azur, the new French-Mediterranean room, opened a few doors down. Nate N' Al's is relocating within Beverly Hills, and the deli's move is being tracked as a neighborhood event in its own right. Meanwhile the city's flagship free concert series has run Thursdays on Cañon since June and continues through August 20.
Put the retail giants on one street and the weekly rituals on the parallel one, and the map reorganizes itself. Rodeo is for a Saturday errand with out-of-town guests. Cañon is where the week actually lives.
Where the new tables are worth the walk
The 2025 to 2026 opening wave in Beverly Hills has been unusually deep, and much of it is walkable from the Golden Triangle. A shortlist worth knowing by name:
- Marea Beverly Hills. The first West Coast outpost of the Michelin-starred New York seafood restaurant. Book this one when you have someone to impress.
- 88 Club. A supper-club concept from Top Chef winner Mei Lin. Room and menu built for a slow evening, not a quick bite.
- Bad Roman. Canon Drive, former Palm space, flambéed lobster, and negroni shots that arrive at the bar on toy cars. Loud on purpose.
- Azur. Canon Drive, French Riviera cues, a room built for the late-night side of the meal rather than the early side.
- Avra Beverly Hills. The West Coast version of the New York Greek seafood house, in an 11,000-square-foot space designed like an open-air villa. Whole fish on ice, simply grilled.
- Dante Beverly Hills. The New York aperitivo bar reborn on The Maybourne's rooftop. Award-winning cocktails, Italian and Mediterranean plates, pool-adjacent.
- Gemma at the Waldorf Astoria. The former Rooftop by JG, now a pan-Asian rooftop with the same views and a menu that moves between Hawaii and Singapore.
- Levain Bakery, All'Antico Vinaio, Bacio di Latte, Hi Bake, Pura Vida. The daytime bench. Levain for the six-ounce cookie, All'Antico Vinaio for a Florence-style sandwich, Bacio di Latte for gelato, Hi Bake for its first U.S. store, and Pura Vida for a lighter café stop with a following it earned in Miami.
The reason this matters for a resident and not a visitor: the density is now high enough that "walking to dinner" is a real answer four nights a week, not two.
Thursday: Concerts on Cañon, and how to actually use it
The city runs Concerts on Cañon on Thursday evenings from June 4 through August 20, 6:00 to 8:00 p.m., at Beverly Cañon Gardens next to the Montage at 241 North Cañon Drive. It is free, it is outdoors, and it is a rotating lineup so the crowd changes week to week.
The mistake most people make is treating it as the whole evening. The better play is to treat it as the second act. Grab a 5:30 aperitivo at Dante or Wally's, walk to the Gardens for a set, then push dinner to 8:15 at Bad Roman, Azur, or Avra when the room turns over. On the nights the lineup skews mellow, the reverse works: early plates at Spago, then a walk over for the last half hour and a nightcap.
The rhythm here is genuinely walkable. If you live inside the Golden Triangle, you can build a Thursday that touches three venues without moving a car, which is the closest thing this city has to a village night.
Sunday: the Civic Center is the room
The Beverly Hills Farmers' Market runs every Sunday, 9:00 a.m. to 1:00 p.m., at 9300 Civic Center Drive, with two-hour free parking in the Civic Center garage. It is a certified market, meaning the produce is grown by the people selling it, and the Kid Zone runs on the third Sunday of each month.
Sunday mornings in July and August the market is the anchor. A useful sequence: park at the Civic Center garage, work the market for produce and a coffee, walk two blocks to Levain for a warm cookie you did not need, and detour into the Golden Triangle for whatever window shopping fits the season. If out-of-town guests are in from an early flight, this is a stronger first stop than Rodeo. It photographs the city they actually want to see.
Greystone: the piece most residents underuse
The most underrated hours on the summer calendar sit up at Greystone Mansion & Gardens, 905 Loma Vista Drive. The city's own summer schedule lists Inside the Mansion tours on Saturday, August 1, from 11:00 a.m. to 3:00 p.m., and Greystone in the Movies runs on the theater lawn on Wednesday, August 19 at 6:30 p.m., Thursday, August 20 at 6:30 p.m., and Wednesday, August 26 at 6:30 p.m. Play Readings with Theatre 40 continue on the theater stage throughout the season.
If you have lived here five years and never been inside the mansion, the August 1 tour is the one to put on the calendar. It is a rare interior access date, and the hillside setting reads differently on a warm afternoon than in the version most residents know from film shoots and postcards.
Festival Beverly Hills and the shoulder events
The Community Services calendar for summer 2026 also lists Festival Beverly Hills in July with live performances and interactive workshops, plus a Parks Make Life Better community kickoff at Concerts on Cañon on July 2. These are the kind of dates the city posts on its own site at beverlyhills.org/csevents rather than pushing through Instagram, which is why they tend to slip past long-time residents. If you have children in the household or you keep a group of family friends on speed dial for last-minute plans, the July stretch has more free programming than most residents realize.
What all of this signals about the neighborhood right now
Two things worth reading into the current summer.
The first is that the Beverly Hills Conference & Visitors Bureau is openly framing 2026 as a milestone year, with the FIFA World Cup, the 100th anniversary of Route 66, and the forthcoming One Beverly Hills development, the first West Coast Aman Hotel, Residences and Private Club, all landing in a compressed window. That kind of commercial momentum tends to show up in a residential market with a lag rather than an echo. If you own here already, the summer of 2026 is the year the retail and hospitality supply is being rebuilt around you.
The second is more practical. The walkable dining density has finally tipped past the point where a resident can plan four nights out per week inside the Triangle without repeating a room. That is a small change on paper and a large change on a Tuesday.

- A Thursday at Beverly Cañon Gardens. Any Thursday between now and August 20, 6:00 to 8:00 p.m. Pair with a late dinner on Canon Drive.
- A Sunday at the Farmers' Market. 9:00 a.m. arrival, 9300 Civic Center Drive, cookie and coffee walk built in.
- Inside the Mansion at Greystone. Saturday, August 1, 11:00 a.m. to 3:00 p.m.
- Greystone in the Movies. August 19, 20, or 26 at 6:30 p.m. on the theater lawn.
- One first-time reservation. Pick one of Marea, 88 Club, Avra, Bad Roman, Azur, or Dante and stop putting it off.
When it is time to think about the house
Summer is when most Beverly Hills homeowners take a long look at the block they live on and decide whether it still matches the life they are actually living. If your Thursday routine has migrated to Cañon and the walk from your front door is longer than you want it to be, that is useful information.
